Who Will Value My Property?

An Independent registered Valuation Company in Turkey, appointed by the Bank.

The valuation is based on an auction-value (“distressed sale price”) should the bank have to foreclose on the property as a result of you defaulting on repayments.

On that basis, expect around 50 -70% loans - unless of course you have a found a bargain property below normal market in which case you could get up to 90% of the sale price.

ALL lenders operate on the same valuation prices and often share the same valuation companies - so a competitive Bank is unlikely to offer a higher valuation.

Valuations are done in Turkish lire, so if the £ (or euro) gains in strength against local currency, the final valuation figure will again be lowered (and vice versa if the Turkish Lire gains strength).

No mortgage broker can give you the exact amount that you will be offered at any time prior to valuation. If they do – be worried!
